Car parking charges in apartments do not have one fixed government rate. A builder may include parking in the flat price or add a lump-sum amount to the cost sheet. In Karnataka, a charge for the use of a marked slot can be valid when it is disclosed in the brochure and buyer agreement. The parking type, approved plan and legal papers decide the buyer’s rights.

Open, stilt and basement parking are not the same as an enclosed garage. RERA lists open parking as a common area. It defines a garage as a space with a roof and walls on three sides. Find out if the payment buys a garage or only gives the right to use a marked slot.

Start With One Question: What Is the Builder Charging For?


A cost sheet may say covered parking, exclusive parking or parking allotment. These labels do not prove ownership. The sale papers must explain the buyer’s right.

The payment can represent:

  • A parking cost included within the total flat price
  • Exclusive use of one marked slot
  • Allotment of a common-area parking space
  • A private enclosed garage shown in the approved plan
  • An extra slot offered with a larger home
  • A mechanical or stack-parking bay

Ask the sales team to write the type, slot number, level and amount on the cost sheet. The same details should appear in the sale agreement and handover record.

Parking Types Should Not Be Treated as One Product

A covered slot is not always a private garage. Many basement and stilt spaces have a roof but lack walls on three sides. The approved plan and agreement matter more than the sales label.

Can Builders Charge Separately for Apartment Parking in Karnataka?


The common claim that no builder can ever charge for parking is too broad. The Supreme Court’s 2010 Nahalchand ruling dealt with Maharashtra law. The developer in that case could not sell the stilt spaces as separate premises.

The Supreme Court reviewed a Karnataka apartment case in 2020. Buyers had paid ₹2.25 lakh each to use a marked parking space. The amount appeared in the buyer agreement and brochure. The Court upheld the charge. It also noted that the Karnataka Apartment Ownership Act did not bar this price breakup.

This does not allow every demand made after booking. The state law, parking type, plan and contract must be read together. A buyer can question a hidden charge or a space that does not match the approved plan.

How Car Parking Charges Appear in the Cost Sheet


Parking is often shown as a fixed amount. There is no citywide rate for all Bengaluru projects. The price can change with the number of bays, basement work and type of parking.

Suppose a flat costs ₹1.20 crore and parking adds ₹3 lakh. The amount before other charges becomes ₹1.23 crore. This does not prove that the buyer owns the slot. The agreement must state the right being given.

Do not accept an “all-inclusive” quote without a breakup. Ask if one slot is included and whether a second one costs extra. Check the refund rule if the promised slot cannot be given.

Does GST Apply to Car Parking Charges?


Parking charges for an under-construction flat can form part of the promoter’s gross amount. GST documents include parking among the charges collected from a buyer. The tax rule can change when full payment is made after the Completion Certificate or first occupation.

Check the tax line on the cost sheet. Ask for an invoice and an explanation if the flat and parking show different rates. Seek tax advice when the demand is unclear.

Parking Allotment Must Be Usable, Not Just Written


A marked bay has little value if a normal car cannot enter it. Ask for the parking plan before registration. Check its size, nearby columns, ramp, turning space and height. Large SUVs need more room than small cars.

For mechanical parking, ask about power backup, weight limits and service cost. For an EV, check if the slot can get an approved charging point. A normal allotment may not include a charger, cable route or private meter.

Can the Apartment Association Charge for Parking?


After handover, the owners’ association can manage common parking under its rules. It may set terms for second cars, rented slots and visitor parking. Any fee should match the sale deed and association rules.

An association fee is different from the builder’s one-time amount. It may cover an extra slot or shared service. Owners should check how it was approved.

Car Parking at Brigade Granada


Brigade Granada is planned as a high-rise mixed-use township at Seegehalli–Sannatammanahalli, off Whitefield–Hoskote Road. It is planned with 1 to 4 BHK homes. Parking may differ by unit size, tower and the final basement plan.

The project is still upcoming. Its parking count, slot type, charge, second-car rule and EV setup are not final. Check them in the Karnataka RERA plan, cost sheet and sale agreement after launch. Do not assume a large 3 or 4 BHK gets two slots unless this is written down.

Mark These Details Before Signing the Cost Sheet


Circle the parking amount and ask if it is part of the flat price. Write down the number of slots, type and right being given. Match the brochure, cost sheet, approved plan and sale agreement. Confirm tax, slot size, EV rules and the allotment date.

A parking payment is clear only when the amount and the buyer’s right are written down. Do not pay for a vague promise such as “covered parking will be assigned later.”
