East-Facing vs West-Facing Flats

This is a general comparison. The result can change if another tower blocks the sun. Trees, balconies and external walls can also provide shade. Buyers should inspect the flat when it receives direct sunlight.

In Indian real estate, a flat’s facing direction usually refers to its main entrance. Stand inside the home and look towards the main door. The direction you face while leaving is commonly treated as the flat’s facing direction.

This does not always describe the direction of the balcony or windows. An east-facing main door can be paired with a west-facing balcony. In such a flat, the living room may receive strong evening sun. Ask for a compass-marked floor plan instead of relying only on the sales label.

East-facing windows receive sunlight during the cooler part of the day. Morning light can make the living room and bedrooms feel bright without adding strong late-day heat. It may also reduce the need for electric lights during breakfast and early work hours.

These flats often suit families who start their day early. They can work well where the kitchen, balcony or study is used in the morning. Rooms may also cool sooner after sunset because they receive less direct western sun.

A west-facing flat receives more light during the second half of the day. This may suit people who return home in the evening. A west-facing balcony can also offer sunset views when no tower blocks it.

These units may have less direct light during the morning. Bedrooms used by late sleepers can remain darker early in the day. Some west-facing homes may also be priced more competitively if east-facing units have higher demand.

The main issue is afternoon heat. The western sun enters at a low angle, so a normal balcony slab may not block it fully. Living rooms and bedrooms with large west-facing glass can remain warm into the evening.

External fins, deep balconies, trees and nearby buildings can reduce this heat. Curtains help with glare, but they do not stop all heat after it passes through the glass. Good glazing and external shade work better. Cross-ventilation can also release stored heat after sunset.

India’s energy guidance advises limiting large east and west glass areas or adding proper shade. This does not mean west-facing flats should be avoided. It means their window design needs closer inspection.

East-facing homes are commonly treated as favourable under Vastu because the entrance faces the rising sun. West-facing homes can also be accepted when the main door is placed in a suitable part of the western wall. Room positions are also considered.

Vastu is a traditional belief system, not a scientific test of home quality. Buyers may follow it for personal or family reasons. Practical checks such as light, heat, water supply, noise and ventilation should still guide the final decision.

East-facing flats may attract more enquiries because many Indian buyers prefer them. A builder may also add a preferred-location charge for certain directions. There is no fixed premium that applies to every project.

The project, location, floor, view, maintenance and legal status have a larger effect on resale value. Do not pay a large extra amount for direction without comparing the complete unit.

If east- and west-facing flats are offered at Brigade Granada, compare the exact tower plan before selecting one. Check the main-door direction, balcony side, window area, tower gap and afternoon shade. Higher floors may receive more direct sun when no building blocks the west.

Brigade Granada is still an upcoming project. Final tower placement, unit direction, prices and preferred-location charges should be checked after Karnataka RERA approval. Buyers should not select a unit only from an early marketing plan or EOI form.

An east-facing unit may suit buyers who want morning light and less evening heat. A west-facing unit may suit someone who wants sunset light, an open view or a better price. The final floor plan and surrounding towers should decide the choice.

Visit or study the unit between 3 PM and 5 PM. This is the best time to understand western heat and glare. Check whether the balcony has deep shade and whether bedroom windows receive direct sun.

Also confirm cross-ventilation, kitchen light and the distance from the opposite tower. Compare the same floor on both sides of the building. Ask whether any direction-based charge appears in the official cost sheet.

An east-facing flat is generally the easier choice in Bengaluru because it receives morning light and less late-day heat. A west-facing flat can still be comfortable when it has good shade, glass and airflow. Choose the better layout, ventilation and view instead of relying only on the facing label.
